新的办公、商业业态空间规划更应考虑对变化的适应性,对市场关系转化的宽容性。

在相对稳定的硬件环境里,通过软环境和内容升级,打破传统业态空间边界来实现可持续的产业更新,激发高知人才群体的创新价值实现。

项目背景
Project background


项目区位:项目地处金牛区国宾板块,城市区位优势明显。基地离四川省政府约10.5km,离成都双流机场和成都各个火车站均在17km范围内。

Project location: the project is located in Jinniu District, with obvious urban location advantages. The base is about 10.5km away from Sichuan provincial government and 17km away from Chengdu Shuangliu Airport and Chengdu railway stations.



金牛区城市规划:金牛区作为成都市的中心城区和经济大区,围绕“科贸金牛、文化北城”战略定位,大力发展现代商贸服务、科技服务、都市文化旅游三大主导产业。

Location and urban planning: as the central urban area and economic area of Chengdu, Jinniu District focuses on the strategic positioning of "science and trade Jinniu and cultural North City" and vigorously develops three leading industries of modern business services, science and technology services and urban cultural tourism.



国宾板块前景:国宾板块,作为主城区为数不多的还有大片可开发土地的板块,是金牛区重点打造区域,围绕文化创意、都市旅游两大核心产业,构建“新经济产业新区+高品质生活社区“。国宾板块成为新的城市中心点,提升了片区价值。

As one of the few plates in the main urban area with large tracts of developable land, the state guest plate is the key area of Jinniu District. 场地研判
Site research and judgment


周边人口:人口密度高,安置房、商品房、人才社区并存,人口构成有其复杂性、特殊性。项目周边既有安置房,也有商品房;北侧为人才公寓用地,未来将有1万居住人口流入,可作为项目核心客群支撑。项目所在“创智社区”就是典型的“人才公寓用地片区”, “顶尖、领军、高级”人群呈现出极具特色的高素质人才群体属性特征。

Surrounding population: the coexistence of resettlement housing, commercial housing and talent community with high population density has its complexity and particularity. There are both resettlement houses and commercial houses around the project; The north side is the land for talent apartments. In the future, 10000 residents will flow in, which can be used as the support for the core customer group of the project. The "top, leading and senior" population shows the characteristic characteristics of a high-quality talent group.



交通现状:优势,交通便利三侧均有道路环绕,临近轨道,1KM范围内双轨道站点。劣势,40m主干道开口受限,轨道线影响建筑布局。

Transportationstatus:advantages:convenient transportation, surrounded by roads on three sides, close to the track, and double track stations within 1km. Disadvantages: the opening of 40m main road is limited, and the track line affects the building layout.



景观资源:优势,东南侧大公园,景观视野开阔,易于展示项目城市形象。劣势,40m宽主干道阻断,空间可达性较差,景观空间无法串联。

Landscape resources: advantage: there is a large park on the southeast side, which has a wide view and is easy to display the city image of the project. Disadvantages: the 40m wide main road is blocked, the space accessibility is poor, and the landscape space cannot be connected in series.



设计策略
Design strategy


不同的生活形态对应不同的生活需求。在满足基础生活需求的普适性业态之外,也具有高知人才追求的个性化、复合化新兴业态。

随着社会高速发展,产业模式、商业模式快速变化,高知人才群体个人价值创造的方式也在不断的变化,不仅仅是消费者,更是经营参与者。跨界创新,是未来高知人才群体的主要价值实现的方式。

With the rapid development of society, the industrial model and business model are changing rapidly, and the personal value creation mode of high-tech talent groups is also changing constantly, not only as consumers, but also as business participants. 新的办公、居住、商业业态空间规划更应考虑对变化的适应性,对市场关系转化的宽容性,在相对稳定的硬件环境里,通过软环境和内容升级,打破传统业态空间边界来实现可持续的产业更新,激发高知人才群体的创新价值实现。

The spatial planning of new office, residential and commercial formats should consider the adaptability to changes and the tolerance to the transformation of market relations. 打造具有特色的“社区创享体”模式,集商、文、娱、创、研、住于一体,共享、生态、开放的,具有鲜明IP的社区商业复合体,构建社区商业配套新范本。

We will build a distinctive "community creation and enjoyment" model, a shared, ecological, open community business complex with distinctive IP, integrating business, culture, entertainment, innovation, research and residence, and build a new model of community business supporting facilities.


规划方案
Planning scheme


规划理念:传承文脉,延续肌理。传统川西聚落的街巷院空间的传承表达,从空间形态上塑造城市活力,古与今的穿梭,快与慢的融合。

Planning concept: inherit the context and continue the texture. The inheritance and expression of the street, lane and courtyard space of traditional Western Sichuan settlements shape the vitality of the city from the space form, the shuttle between ancient and modern, and the integration of fast and slow.


“退让”:临主干道退让大片城市开敞空间,塔楼之间形成视线通廊,从南侧公园向北建筑形态逐渐升高,符合片区城市空间规划要求。

"Give way": the main road gives way to a large area of urban open space, forming a sight corridor between towers, and gradually raising the building form from the park in the south to the north, which meets the requirements of urban space planning in this area.



“协调”:建筑形态高低错落、疏密有致,与金芙蓉大道沿线建筑形成协调关系,契合金芙蓉大道沿线城市界面要求。

"Coordination": the architectural form is high and low, and the density is consistent. It forms a harmonious relationship with the buildings along jinfurong Avenue, which is the requirement of the urban interface along jinfurong Avenue.



“生态”:以多层级绿化空间,打造开放生态的城市氛围,提供公共城市客厅,实现城市公共社区生态可持续。

"Ecology": create an open and ecological urban atmosphere with multi-level green spaces, provide public urban living rooms, and achieve ecological sustainability of urban public communities.


建筑风貌
Architectural style


风貌系统——构建蜀风雅韵建筑风貌体系,传承中华文化基因,融入地域文化特色。

Style system - build a system of architectural style and style with Shu style and elegance, inherit Chinese cultural genes, and integrate regional cultural characteristics。



立面策略
Facade strategy

结合金牛城市战略,深挖蜀地文化特色。本案作为高端人才社区,因此选取“士人文化”及“自然文化”作为本案的切入点。

In combination with Jinniu city strategy, we will deeply explore the cultural characteristics of Shu. This case is a high-end talent community, so "scholar culture" and "natural culture" are selected as the entry points of this case.


蜀竹文化历史悠久。“雪压住头低,低下欲沾泥。一轮红日升,依旧与天齐”,簇竹破土而出,破节而升,喻于建筑立面表达以赋予建筑坚韧,清雅的蜀地人文情怀。

Shu bamboo culture has a long history. "The snow keeps my head down, and I feel like getting muddy. A round of red sun rises, still in line with the sky". Clusters of bamboo break through the earth, break through the joints, and rise. It is compared to the facade of buildings to express the humanistic feelings of Shu that endow buildings with tenacity and elegance.


流线形体 ,自然生长
Streamline shape, natural growth


提取“竹·简”意象,形成流畅连续的立面形式,从裙房到塔楼,立面竹节造型错动向上,形成向上生长的力量感,流线形体也获得了现代灵动的建筑立面效果。虚实相生,构成柔和诗意的城市氛围,彰显传统与现代的融合。

The image of "bamboo · Jane" is extracted to form a smooth and continuous facade form. From the podium to the tower, the bamboo joint shape of the facade is staggered, forming a sense of upward growth. The streamlined shape also obtains a modern and smart building facade effect. Virtual reality coexists with reality, forming a soft and poetic urban atmosphere and highlighting the integration of tradition and modernity.


诗与竹简,互相为境
Poetry and bamboo slips are mutually related


以“竹简”作为建筑群的点缀,裙房与塔楼,高低起伏,山峦般层层叠嶂,整个建筑群与周边建筑和天府艺术公园自然融合,相互为境。

With "bamboo slips" as the ornament of the building complex, the podium and tower are undulating and mountainous. The whole building complex naturally integrates with the surrounding buildings and Tianfu Art Park.



不难为繁,难于用简
It is not difficult to be complicated, but difficult to be simple


建筑主体以大实大虚的手法,强化建筑体量感,突出主体的昭示性,同时以尊重的姿态回应城市资源,让建筑风貌与当代建筑形成连接。

The main body of the building strengthens the sense of building volume, highlights the promulgence of the main body, and responds to urban resources in a respectful manner, so that the architectural style can be connected with contemporary buildings.



巧于因借,精在体宜

立足城市地缘文化和文脉基因,结合传统建筑肌理和园林空间,通过现代表现形式塑造极具传统文化与园林体验的现代城市空间,印证城 市变迁,保留城市韵味 , 打造一份专属于城市的独特记忆。

Based on the city"s geo culture and context gene, combined with the traditional architectural texture and garden space, we will shape a modern urban space with traditional culture and garden experience through modern forms of expression, confirm the changes of the city, retain the charm of the city, and create a unique memory that belongs to the city.



阡陌街巷,烟火成都

自传统街巷空间传承的空间尺度,保证街道尺度的通畅性与空间的怡人性。把公众生活的空间、文化历史的资产、公园般的环境升华为街巷的氛围,并转化为营商和地区经济活跃的机遇。

The space scale inherited from the traditional street space ensures the smoothness of the street scale and the pleasant nature of the space. The space of public life, cultural and historical assets and park like environment will be sublimated into the atmosphere of streets and alleys and transformed into opportunities for business and regional economic vitality.
